Formula and method
PMT = P × r(1+r)n / [(1+r)n − 1] where P = loan amount, r = monthly rate (annual ÷ 12), n = number of monthly payments.
Frequently asked questions
What is the difference between repayment and interest-only?
A repayment mortgage reduces the capital each month so the loan is fully paid off at the end of the term. An interest-only mortgage only pays the interest, leaving the full balance outstanding at maturity.
How does making overpayments help?
Extra payments reduce the outstanding balance faster, which lowers future interest charges. Even small regular overpayments can shave years off the term and save thousands in interest.
Does this include insurance or fees?
The calculator includes an optional monthly fee field. Buildings insurance, life cover and arrangement fees are not included — add them separately for a complete budget.
What LTV do I need for the best rates?
Lenders typically offer their lowest rates at 60% LTV or below. Rates step up at 75%, 80%, 85% and 90% LTV thresholds.
